Drawing Up an Assured Shorthold Tenancy Agreement

Cardwells Estate and Lettings Agents will draw up an assured shorthold tenancy agreement on your behalf as our landlord client, when we find you a new tenant.  We include the first lease with all of our residential lettings packages.  The tenancy agreement is a legally binding document that will be the central agreement between the landlord and tenant.  An AST defines all of the terms in writing and, bluntly, says what can and what can not be done by both the tenant and the landlord during the tenancy.

It is of utmost importance that our letting agents confirm the terms of the lease with you, the landlord, in advance of drawing up the Assured Shorthold Tenancy. We then send it in draft form to you, the landlord, and also the tenant to allow an opportunity for the document to be reviewed prior to signing.

In the majority of the cases with the landlord’s approval we sign the lease on the landlord’s behalf, so the landlord does not need to visit the office or spend time handling the paperwork, as we do this for you.

If we are managing your rental property or finding you a tenant we write the first lease as part of the service for you.  So there is no need to worry about it at all.

The signed lease is provided to both the landlord and the tenant and we retain a copy.

Even if you are renting a property privately and would like a professional lease drawing up we are pleased to do this for you.  Perhaps you are renting a property to a friend, relative or colleague and want the foundation of a proper lease and written agreement?

It is always sensible to have a lease in place, so there are no misunderstandings during and at the end of the tenancy.  We would charge £120 (£100+VAT) for this service.  Sometime this cost is split between both the tenant and the landlord.  Please advise us of any such payment arrangements.
