January 2021 Update

These are extraordinary and unprecedented times that we are all trying to navigate safely, whilst prioritising those we love, and hoping you, our clients, and your families stay well.  We all support the brilliant work of the key workers in our community, and we have volunteered our help, to assist them in some small way.

That said, the property market is open and, of course so are we.  Valuations, viewings, property visits for marketing (photos, recording walk through videos, floorplans etc etc ) are all allowed.  We are open seven days a week.   To a degree it is business as usual, just within the “new normal” and covid secure methods.

The guidance is:

Moving home

You can still move home…Estate and letting agents and removals firms can continue to work. If you are looking to move, you can go to property viewings.  Follow the national guidance on moving home safely, which includes advice on social distancing, letting fresh air in, and wearing a face covering

Of course, all appointments have to be carried out in Covid secure manner, with the “Hands, Space, Face” motto at the forefront of our minds.  In the first instance viewings will be via the prerecorded virtual walk through video that we will share with you, only following this will a personal viewing visit be available.

The wheels of the property industry are still turning with future buyers active, new properties coming to the market, sales transactions progressing and residential lettings continuing.  We can prepare your property for marketing in a socially distanced manner and are happy to carry out valuations / photos / videos etc of the property whilst you wait outside / at a safe distance / in the car etc or, perhaps just leave a key for us.

Whatever works for you, we can make work for us.

Home and property valuation appraisals can happen.

They don’t need to be virtual appointments, though we can accommodate those if you would like.  Just telephone one of our offices and we’ll get the process underway. We will arrange an appointment in the usual way and prepare comparable properties for you to see and show you example marketing packages etc. With a detailed virtual tour conducted via video call we can value your property. Although I’m sure we would all prefer to have a face to face visit, these times require a little flexibility and a pinch of innovation and we can still make the property sale and letting process work for our clients.

Property Viewings

In this first instance, all viewings have to be virtual viewings, to limit the spread as much as possible.  The walk tyhrough viewing videos will be available to you.  Following this personal viewings can happen.

Our website provides comprehensive information, descriptions, measurements, photography and floorplans of all our properties for sale and to let as standard.  Even though you maybe self-isolating or practicing sensible social distancing, you can still virtually view the properties that we offer to the market. We are actively working for our clients, still selling and letting properties whilst these Covid restrictions are in place.

Property Management

We actively manage a large number of rental tenancies for our clients and throughout this crisis we will continue to do so and be the first point of contact for tenants. Property inspections can happen, property visits for maintenance purposes can happen.  Within the restrictions, it is business as usual, as much as possible.  Of course, we will continue to account to our landlord clients each month and will be sending BACS payments as usual along with the monthly statements.

Property Maintenance We have tradespeople on hand to help with property maintenance issues. They are well aware of social distancing practices. We and they will continue to follow Government guidance regarding emergency work etc.

We are working with solicitors, surveyors and others involved in the sale, exchange and completion of property sales. We as always, will liaise with all parties to make the sale process as well informed as possible. These are extraordinarily times, but through working together contract exchanges and sale completions are happening. We will do our best to make sure that your sale progresses to completion too.
