Some of our clients may be experienced property managers themselves or would simply prefer to be more “hands on” in the day to day running of the rental. For this reason, we offer a Tenant Finder Service where we do not provide the ongoing management of your property to let.
What you do get is comprehensive marketing from experienced letting agents. That includes advertising on websites like Rightmove, Zoopla and On The Market, plus our own site Cardwells.co.uk along with advertising to our popular Facebook and Twitter pages. You’ll also benefit from our eyecatching to let boards and we’ll field all the enquiries from potential tenants.
Cardwells letting agents are available 7 days a week to undertake accompanied viewings and will find you a suitable tenant for you to take over the management of the letting yourself.
- We confirm all viewing appointments with text messages or email to both the owner and the viewer.
- We can even send a reminder of an appointment three hours beforehand to the viewer
Choosing the right Tenant to rent your property
Once a tenant is found for the property we would initially discuss with you their suitability. If you’re happy to proceed we would then pass the potential tenants details to a specialist credit referencing agency. All our referencing checks include the right to reside in the UK and income & affordability checks.
We undertake all negotiation of the rental terms and our letting agents draw up the lease on your behalf. Cardwells will prepare an Assured Shorthold Tenancy Agreement which will be approved and signed by all parties involved and witnessed by ourselves. We also issue all legal documentation to tenants before they take possession of a rental property.
All bonds, deposits and rent payments due prior to moving in would be collected from the tenant by Cardwells Letting Agents in advance. All client monies are held in a Client Money Protection scheme account which is monitored and audited by chartered accountants and protected as part of the ARLA Propertymark.
