Cardwells offices are open 7 days a week and all your viewings will be accompanied by a member of Cardwells Lettings team. All our staff are experienced and have worked with us for many years.
What is a Fully Managed Letting Service?
When a tenant wishes to apply we would initially discuss with you around their suitability and then pass their details to a specialist tenant referencing agency who will include income and affordability checks, current/previous accommodation referencing and a right to rent in the UK.
Cardwells can also recommend an appropriate Rent Protection Insurance policy and arrange for this to be put in place for you. We can help you get appropriate buildings insurance, contents etc and can assist your incoming tenant.
Cardwells would then prepare the Assured Shorthold Tenancy Agreement (Lease) which we would forward to all parties before signing for approval. We would also issue the legal documents required to the tenants before they take possession of your property.
The initial monies would then be collected from the tenant by Cardwells and held until the move in day. All client monies are monitored and audited by Chartered Accountants and protected as part of the ARLA Propertymark Client Money Protection scheme.
Fully Managed Service
With our FULLY MANAGED scheme Cardwells Letting Agents will visit your property before the tenancy begins to compile an expert witness schedule of condition report which will include 100+ photographs, description of each room and a detailed video of your property’s condition.
This report will be forwarded to both yourself and your tenants to show the condition of the property when handed over. Cardwells will also notify all utilities including council tax of the new tenancy including photographs of the meter readings.
During the term of the lease Cardwells will carry out periodic visits to your property and provide you with a photographic report. As Cardwells will be the point of contact for your tenant, we will arrange quotes for any maintenance issues/repairs with appropriately qualified contractors and also arrange these repairs to be carried out by agreement with yourself.
Cardwells will arrange for your tenant to pay the rent on the due dates and will account to you on receipt of the rent each month. A BACS payment will then immediately be made to you. If for any reason your tenant falls into arrears, then Cardwells will be in contact with your tenant and notify you of the payment progress.
If appropriate, we will also liaise with your Rent Protection Insurers. Cardwells will also notify you of renewal dates for gas safety certificate, rent insurance etc so you can be assured all is in place. We will also negotiate the terms of a new lease if your tenant remains in the property.
At the end of the tenancy, Cardwells will also compile another expert witness schedule of condition report to confirm the tenants have handed the property back in a satisfactory condition. If not, then Cardwells will arrange for any quotes etc and liaise with your tenant/deposit or reposit scheme for payment of these damages/repairs.
