Tenant Permitted Payments
Permitted payments for new Assured Shorthold Tenancies (ASTs).
Holding deposit
One week’s rent
Security deposit
If the yearly rent is under £50,000 the deposit will be five weeks’ rent.
If the yearly rent is £50,000 or over the deposit will be six weeks’ rent.
Unpaid rent
If any rent or monies payable by the Tenant to the Landlord under the provisions of the agreement is not paid within 14 days of the date on which it became due. The landlord/agent reserves the right to make a charge of interest on rent owed at 3% above the Bank of England’s annual percentage rate for each day the payment is outstanding.
Lost key(s) or other security device(s)
If any replacement/additional key(s) or security device(s) are required, then this will be at cost price payable by the Tenant. Should Cardwells be employed by the tenant to assist, the cost would be an additional £15.00 inc. vat (£12.50 + vat) per hour.
Amendments to the lease (tenant’s request)
Any amendments to the lease agreement will be charged accordingly at a cost of £50 inc vat (£41.67 + vat)
Early termination (tenant’s request)
Should you wish to leave the lease early, you will be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
