We’re beginning to see big changes in the property market. And one shift that’s becoming increasingly notable, is that more people are looking to buy a detached house in Bolton in comparison with the south. From cheaper house prices to new employment opportunities, there are many factors affecting the rise in demand and availability of detached homes in Bolton.

The number of people buying detached houses in Bolton is increasing
New Open Property Group research found that Northern Cities in England sell up to 2,200 detached houses annually, which is considerably more than detached property sales in the South.
In the research, it found Bolton sold 800 detached houses by the end of 2021, compared with 2011 when only 410 were sold.
This jump is in comparison to the south, looking at places like Oxford where 154 were sold, a decrease from 2011, where it was 155.
The UK is currently going through a phase of people relocating up North due to the cheaper prices and desire for more space since the pandemic started.
Managing Director of Open Property Group, Jason Harris-Cohen said: “In Bolton, both house and rental prices continue to rise as there are more tenants and aspiring homeowners than available properties. Neighbouring Greater Manchester towns are also experiencing this surge in demand.
“Bolton has seen an encouraging uplift in detached house sales, and because of its close proximity to Manchester itself, it shows that there is more housing stock in the North compared to the South, and also people are moving or investing more in detached properties in the North.
“Homeowners in Bolton should expect to see their house prices increase in the short-to-mid term.
“For those wanting to get on the property ladder in Bolton, it would be worth considering waiting until the market settles.”
According to Zoopla, the average price of a detached house in Bolton is £359,589, with the average house selling for £201,555 over the last 12 months.
Andrew Cardwell from Cardwells Estate Bolton said: “Bolton is an attractive place to live for people from all over the world.
“We have some of the most beautiful countrysides in the UK with places like the Wayoh reservoir at our doorstep.
“Since 2011 employment opportunities have grown significantly in our town, particularly with the Logistics North development and the expansion of the University of Bolton which has attracted highly skilled professionals to our town.
“Hopefully the expansion of the Metrolink network to the town will happen and our transport links will continue to improve.
“Of course, there has also been an increase in the number of detached properties in the town since 2011, so that means that there is an increasing stock of detached properties that can be sold each year.”
