Good Communication is always important. So, it’s no surprise that this statement still rings true for landlord management. Whether it’s written or spoken communication, as a landlord manager communication is key. Good communication allows you to be more organised and enables you to keep all parties up to date. Experience: One of the main things to look for in a property management company is experience. How many properties have they managed previously? How many are they managing right now? What kind of properties do they have experience managing? What is their knowledge of local laws and regulations that apply to your property?

Assertiveness: While a good property manager needs to be patient and have good service skills, they will also need to be assertive – and at times, aggressive. The best property managers understand that this is a delicate balancing act, and can successfully track down late rent payments, ensure that contractors are carrying out the work that they have agreed to do, and more. The ability to do this is definitely a quality to look for in your potential property manager.

A new study suggests Bolton has one of the best landlords in the UK.

Landlords in Bolton have been named the fifth best in the UK, with just 4.9pc of landlord-related tweets being a complaint. That’s according to HouseholdQuotes, which analysed thousands of geotagged tweets using a complaint-detecting tool to uncover the areas where a tenant’s tweet is most likely to be angry or not.

In their report, Colchester came out on top followed by Worcester, Stoke-On-Trent, Kingston Upon Hull, and Bolton.

Andrew Cardwell from Cardwell’s Estate Agent said: “I am not surprised that the landlords of Bolton have been recognised as being amongst the very best.

“Bolton landlords in the vast, vast majority of cases are well researched, professional people who ensure that properties are not just compliant but also, lovely places to live. “During the pandemic specifically, it was lovely to see landlords being helpful, flexible, and understanding to the circumstances of their tenants. “At a time when it was already hard enough for so many people, Bolton landlords, generally speaking, were very supportive.”

When asked about The government’s recent renters’ reform bill, which aims to ban no-fault evictions, provide greater legal power for renters to challenge landlords on unfit homes, and protect them against unjust price rises.

Andrew added: “Letting Agents can also act as a landlord on behalf of the property owner, and this is often a good way of ensuring that the tenancy is well managed to the benefit of all parties. “Bolton has a substantial stock of private rented properties and the landlords of our town no doubt take their responsibilities seriously, which is reflected in this recognition.”

What it like to rent a property in Bolton

Statistics found by the Office for National Statistics highlighted that in Bolton, the median monthly rent for a one-bedroom property stood at £475 in the 12 months to March. And separate figures show the median wage of full-time employees in the area in 2021 was £26,965 per year. This means the average middle-income worker living alone in Bolton was spending around 21 percent of their income on rent last year. However, despite the rising costs, Bolton has been recognised with fewer landlord complaints via Twitter
