So you’re planning on selling your home soon (hopefully with us, Cardwells, Bury estate agent). However, you’re thinking of maybe sprucing it up before you put it on the market. So how do you decide what to spend your money on, to make sure you get the most of your home improvement investment? It is worth doing some research into the housing market in your area and what adds value onto a home and what doesn’t.

New bathroom

A brand new bathroom tends to add about 5% to your current asking price. It may not sound like a lot, but on the average home it can add an extra £10,000-£15,000 onto the price. En-suites are the preferred style of a bathroom at the moment, with home buyers looking for somewhere with ease and privacy. However, be careful not to go overboard with spending money on ‘luxuries’ such as tiles, taps, shower heads etc, as it may not be worth it in the long run. Just create something that is clean and usable.

New kitchen

Again, getting a brand new kitchen means you need to weight up the pros and cons. How much will a new kitchen cost you compared to how much return you’ll get back when you sell your home? Is it worth doing a total kitchen overhaul, or just doing a general update?

New extension/conservatory

Adding that extra square foot onto your home is almost guaranteed to increase your asking price! And depending on your style of extension, you may not need planning permission. However, the easiest way would be by adding on a conservatory. It does need to be a high-quality build, as cheap or shabby conservatories can have a negative effect on your home. Also, be aware of majorly reducing your garden space, as this could have a knock-on effect as well.
