So you are thinking about renting or letting out your home, and we know it can seem like a nerve-wracking time. That’s why here at Cardwells Letting Agents Bolton, we offer a letting service that is second to none. And thanks to our 30+ years of experience in the property industry, we’ve been able to put together a guide on how to successfully get your house ready to rent.
Do your research!
Before you do anything, you need to make sure that you know your market! Do your research and find out how much other houses and properties similar to yours in the area are being rented out for. This way you can price your house competitively, and target it to the most prevalent market.
Is your property ready?
So you now need to start getting your property ready for renting, but where do you start? Well, you need to think about whether you’ll be offering your property up as furnished or unfurnished. An unfurnished property tends to have more of a pull on prospective tenants. It allows them to create something that is their own and to add their own stamp onto the property without actually affecting the property.
It’s also worth getting in a professional cleaning company to give the house a deep clean. They’ll be able to get into all the nooks and crannies that you might not be able to/bother to.
And finally, make sure that you have a spare copy of every single key that your tenants will have, whether that’s the front and back door, all the way down to windows or gas/electric meters.
Knowing your responsibilities
Renting your home is a big decision and it’s worth knowing how your responsibilities have changed. You’re no longer a homeowner/occupier; you are now a landlord.
It’s a job that you can’t just quit. It’s 24/7, so you need to be aware that there might be 4 AM phone calls if the boiler has burst, or there’s a broken pipe. And you need to be aware of the 150(ish) laws that landlords need to know and stick to when renting a property.
And that all includes carrying out all the right checks, whether that’s tenant-based (credit/right to rent) or property based (gas, fire, carbon monoxide). If you need any more in-depth information about legal responsibilities, check out GOV.UK page specifically for renting.
