“These statistics for the average house prices in Bolton for the year ending March 2024 certainly make interesting reading. They further emphasise that there is a property for everyone in Bolton, and there is a property for every budget in Bolton. There is such an eclectic mix of properties, ranging from studio apartments, perhaps often found around the town centre, all the way through to country mansions with acreage suitable for keeping horses, possibly found in the more rural parts of North Bolton, Lostock, and Horwich.
The figures are, of course, influenced by the type of property stock found in that area. For example, there are a number of apartments in Central Bolton, while Lostock, Ladybridge, Bromley Cross & Bradshaw will have more detached and semi-detached properties, which mostly command a higher price than apartments.
One of the great things about Bolton is the range of welcoming communities in our town; all areas are lucky to have fantastic facilities nearby. Our town enjoys a wonderful mix of beautiful countryside (Jumbles, Rivington, Doffcocker etc) juxtaposed with beautiful historical buildings (Le Mans Crescent, Turton Tower etc), fantastic shopping facilities particularly at Middlebrook and in the town centre, excellent schools that are often oversubscribed, and superb employment opportunities which have recently been notably improved with the Logistics North development and the increasing use of the town centre as for TV and Film productions.
There are a vast variety of reasons which can sway the value of property in each area of Bolton. For example, if there is a limited number of residential properties to choose from, a shortage of property supply often leads to demand levels that outstrip supply, leading to higher prices. Sometimes, factors like being close to a particular school can have an impact, as nearby properties can be in higher demand. Being close to a place of worship, a community facility, and transport links. It is perhaps no coincidence that the three areas with the highest Median House prices in this list (Lostock, Bromley Cross and Horwich) each have a train station. Perhaps if the Metrolink is continued to Bolton, as planned, that would also impact the prices.
It is fair to point out that the prices have evolved since March 2024 as the market has reacted to a new Government, changing inflation levels, interest rates, the Autumn budget and the incoming changes to Stamp Duty in April 2024. It is worth speaking to an estate agent to get an accurate idea of your property’s valuation now.”
