Figures from the Department of Levelling Up show that the number of empty houses in Bury has increased from 1086 to 1123 from last year (December 2023 data), these figures include homes that have been empty for six months or more. Andrew Cardwell, Managing Director of Cardwells Estate Agents Bury gave this analysis,
“There could be a wide variety of reasons why some properties in Bury and Bolton stand vacant, perhaps including: a property being for sale, a property being available for let, repairs taking place at the property, an occupant has passed away or moved for care reasons, or perhaps there are legal formalities taking place such as land registry or probate matters. The October 2023 Empty Housing (England) research briefing for The House of Commons Library discusses that as the number of vacant properties increase in a community, so too can the instances of vandalism in the community. So it can be that an increase in vacant properties may correlate with a change in the environment of an area. Of course that is not always the case, and there will always be an element of a cycle where properties become vacant and are then sold or let and then occupied once more. Therefore the number of vacant properties in Bury and Bolton may well be very different again soon as the properties evolve through the cycle. Empty properties are an everyday and natural part of the local property market and a small increase in the overall number of them at any one time like this data suggests is not a major concern, it could be perhaps be indicative of the fact that some sales have been taking longer to complete during the period of the data collection than has been the case in previous years. Hopefully as conveyancing speeds increase this data may well change as property sales are completed quicker. During National Empty Homes Week in March 2023, the Action on Empty Homes group called for a new nationally funded Empty Homes Programme to be put in place to provide funding to local councils so they can choose a mix of “carrot and stick” measures to addresses the issue on a council by council basis.”
