  • Bolton: why a selling budget needs a contingency

A selling budget should allow for more than the most obvious fees. Small preparation costs and changes to your moving arrangements can otherwise catch you out.

What to consider

List agent and legal costs, removals, storage and any work you intend to complete before marketing. Ask for written quotations and identify what they exclude. Add a separate contingency based on your circumstances, rather than spending every available pound on presentation.

Set a limit before choosing the work

Separate necessary repairs, presentation improvements and personal preferences. Obtain realistic costs and check what the work depends on. Consider the time and disruption alongside the money, especially when a launch or move is approaching. Spending should support your actual objective rather than an assumption that every new finish adds its cost to the sale price or rent. Keep a contingency and review the plan if an investigation reveals a larger underlying issue.

Your next step

Review the budget when your onward plans change. The amount left after the sale matters more than a headline price considered on its own.
